BAGUIO CITY (PIA) — Pag-IBIG Fund is encouraging workers and families in the Cordillera Administrative Region (CAR) to explore its expanded housing loan programs, which now offer a maximum loanable amount of P10 million, promotional interest rates, and repayment terms of up to 30 years.
During the Employers’ Forum held October 29, 2026, Pag-IBIG Fund Marketing Officer Leah Bernadette M. Dulay said the agency’s updated housing loan offerings aim to make homeownership more accessible to qualified members, whether they are buying a house and lot, a residential lot, a condominium unit, building a home, improving an existing house, or refinancing an existing loan.
“Ang gusto namin ay mas maging simple at understandable ang mga programs ng Pag-IBIG para mas madaling ma-access ng ating mga miyembro,” Dulay said.
Higher loan ceiling, lower rates
Qualified Pag-IBIG members may now apply for a housing loan of up to P10 million, subject to the Fund’s credit evaluation, capacity-to-pay assessment, and collateral appraisal requirements.
The loan may be used for the purchase of a fully developed lot, house and lot or a condominium unit, as well as for the construction of a residential unit, home improvement or refinancing of an existing housing loan.
Pag-IBIG also allows multiple housing loans, provided these comply with the Fund’s current guidelines and the borrower’s repayment capacity.
From July 1 to December 31, 2026, Pag-IBIG is offering promotional rates for housing loan applications.
Loans above the applicable socialized housing price ceiling and up to P4.9 million carry a 4.5 percent annual interest rate while loans above P4.9 million and up to P10 million carry a 5.75% annual rate. Both promotional rates are fixed for the first three years.
Dulay said the maximum 30-year repayment period can help reduce monthly amortization and make homeownership more manageable for members. Borrowers may also pay their housing loan in full ahead of schedule without prepayment penalties, subject to applicable service fees under Pag-IBIG rules.
Under the Expanded Pambansang Pabahay para sa Pilipino or Expanded 4PH program, qualified socialized housing borrowers may avail of a subsidized 3% annual interest rate.
Dulay also announced that Pag-IBIG-acquired assets or foreclosed properties are being offered for sale to the public with discounts of up to 30% until December 2026.
Interested buyers may view available 4PH properties and acquired assets through the Pag-IBIG website where property photos, locations, and other details are posted.
Title transfer assistance
To assist housing loan borrowers in processing the transfer of property titles to their name, the Pag-IBIG Fund introduced the Government-to-Government (G2G) facility.
Dulay explained that with the G2G, borrowers may pay a P5,000 service fee and execute a special power of attorney authorizing Pag-IBIG to coordinate with concerned government agencies, including the Bureau of Internal Revenue and the Registry of Deeds.
Eligible transfer-related costs may be included in the borrower’s loanable amount, subject to Pag-IBIG guidelines.
Pag-IBIG reminded prospective borrowers to ensure that the property they intend to purchase is titled and classified as residential.
Dulay likewise advised buyers to check road access and livable floor area, noting that properties and units must meet the Fund’s collateral and property requirements.
The agency urged members to use its online housing loan calculator through www.pagibigfund.gov.ph to estimate their possible loan amount, required income, and monthly amortization.
“Kahit hindi ninyo dala ang mga brochures, nasa website ang lahat ng services at information na kailangan ninyo,” Dulay said, encouraging members to share the information with their families and coworkers.
Pag-IBIG Fund said it will continue conducting information campaigns in the region to help more Cordillera workers and families access affordable and secure housing finance. **JDP/MAWC-PIA CAR
